Skylight Installation and Repair in Williamsburg

Williamsburg is three kinds of building at once and each one needs a different answer. There are the old wood frame row houses on the south and north sides, there are converted industrial buildings with big open floor plates and flat roofs, and there is a lot of newer construction that already has glass in the roof and now needs it serviced or replaced.

On all three the roof is flat, so the unit is curb mounted and the curb is where the job is won or lost. On the frame houses we look hard at what the curb is fastened to, because that framing is old. On a converted loft the run from roof to ceiling can be long enough that a proper light shaft matters as much as the unit. Replacement on a sound curb starts at $2,079 installed, and a new opening starts at $3,500.

We also do a fair amount of supply only work in Williamsburg for contractors and owners who have their own roofer. You buy the right unit, correctly sized with the right mount and flashing kit, and your crew sets it. That does not carry our No Leak Warranty, which only applies when we install.

Williamsburg skylight questions

I am in a converted loft. Can I still get a skylight?

Usually yes, and the questions are about the building rather than the roof. Who owns the roof, what the alteration agreement says, and how far it is from the roof deck to your ceiling. We work with boards and managing agents regularly and can supply whatever the agreement asks for.

My building already has skylights and they leak.

That is a large part of what we do in Williamsburg. Newer buildings often got units that were the wrong mount for a flat roof, or a curb that was too low. We find what actually failed rather than caulking the top of it and leaving.

Can I just buy the skylight from you?

Yes. Supply only is a real part of our business and we will size it and pick the right mount and flashing kit for your roof. Supply only does not carry our 10 year No Leak Warranty, which applies when our own crews do the install.

What about a venting unit over the kitchen?

Good idea in a loft, where cooking heat and moisture have nowhere to go. Manual, electric or solar powered, and the solar ones close by themselves when it starts raining. No wiring to run through the roof on those.
