Recent skylight work
Crown Heights has some of the biggest row houses in Brooklyn. Limestone and brownstone, wide, and often four stories over a basement, which means more floor area sitting further from any window than in most of the borough. That is exactly the shape of house a skylight was invented for, and it is why we get so many calls from these blocks.
The roofs are flat and the right unit is curb mounted. Because the houses are wide, we quite often end up setting two or three units rather than one, over a stair and over the rear rooms either side of it. Replacement on a curb that is still sound starts at $2,079 installed, and a new opening cut, framed, curbed and finished starts at $3,500.
Parts of Crown Heights are in historic districts, and where a unit would be visible from the street there is an approval step before anything is ordered. On houses this deep the rear roof is well back from the sidewalk, so most of the work we do here never raises the question at all.
Yes, and on these houses it is often the better answer. A wide house takes light much better from two or three smaller units spread across the rear than from one large one in the middle. We price the whole roof at once rather than unit by unit.
It changes the sequencing more than the work. We plan access and work hours around the tenants and we can put the schedule in writing if a lease or a managing agent needs it. The roof work itself is the same.
On most Crown Heights houses, a wooden curb that has been there a very long time. That is the part that usually fails, not the glass, and it is the first thing we look at. If the curb is sound we can set a new unit on it starting at $2,079 installed.
