Installation is separate, it depends on your roof, access, and interior finish, which is why every job gets a free on-site estimate. What comes with every residential VELUX skylight: the factory solar shade and the remote. Venting units also include the insect screen. Acrylic domes and SkyMax large-format units do not come with a shade. Why do you publish prices when almost nobody else does?

Because it is the first thing anyone wants to know and making people call to find out is a sales tactic, not a service. The unit prices on this page come straight from the current VELUX list with New York City sales tax already in them. If a number changes on the manufacturer's list, it changes here.

Is the price on this page the price I will pay?

The unit prices are firm against the current list. The installed figures are starting points, because your roof decides the rest. A fixed replacement on a curb that is still sound starts at $2,079 installed. A brand new opening starts at $3,500. Both get confirmed in writing after a free site visit, and the written quote is what governs.

What is actually included in an installed price?

The unit, the factory solar shade and the remote, New York City sales tax, and on a pitched roof the step flashing kit that makes the install leak free. Standard replacement labor on a sound curb is $1,600 and it is already inside the $2,079. Those are the line items other bids tend to add later.

Why is replacing a skylight so much cheaper than adding one?

Because the opening already exists. Replacement reuses the curb and the framing when they are sound, so the work is the unit, the flashing and the seal. A new skylight means cutting the roof, framing the opening, flashing it in and finishing the inside, which is why it starts at $3,500 and gets priced on the visit.

Do I save anything by doing more than one at once?

Yes, and it is not a small amount. Multiple skylight discounts apply, and on most New York buildings a real share of the cost is simply getting a crew and materials safely onto the roof. You pay for that access once instead of three times. If you have several units of the same age and one has failed, the others are on the clock.

What are your payment terms?

One third down, one third on delivery of the units, one third when the work is complete. Nothing is due before you have a written quote you agree with.

Can I just swap the plastic dome and save money?

Sometimes you can. If the curb and the flashing under it are sound, a dome swap is a fair option and we will price it. If the framing or the flashing is what failed, the new dome leaks too and you pay twice, so we look before we quote.
