Skylight Installation and Repair in Carroll Gardens and Cobble Hill

Carroll Gardens and Cobble Hill are row house neighborhoods of a very particular kind: Italianate brick and brownstone, mostly three and four stories, set behind the deep front gardens that give Carroll Gardens its name. Behind those fronts the houses are narrow and deep, and the middle of them gets no daylight at all without a hole in the roof.

Roofs here are flat, which means a curb mounted unit on a proper insulated curb. Most of the calls we take in these two neighborhoods are replacements, because the skylights that are up there now went in decades ago and have hazed, fogged or started letting water past the flashing. Replacement on a curb that is still sound starts at $2,079 installed. A new opening starts at $3,500.

Both neighborhoods have historic districts, so where a unit will be visible from the street there is an approval step first. On these houses the roofs sit behind parapets and most rear roof work is not visible at all. We look and tell you which one applies to your house.

Carroll Gardens and Cobble Hill skylight questions

What goes on a Carroll Gardens row house roof?

A curb mounted unit set on a proper curb and flashed into the membrane. The roofs are flat, water sits on them, and the curb is what keeps the glass above it. A deck mount belongs on a pitched roof and not up here.

Are these blocks landmarked?

Much of both neighborhoods sits in a historic district, and the boundaries run block by block. If your skylight will be visible from the street there is a Landmarks step first. Most rear roof work behind a parapet is not visible. We check before you order anything.

We are doing a full renovation. When should we bring you in?

Early. If we see the roof and the framing before the ceiling is closed up, the light shaft can be built properly and the curb can be set where it belongs rather than worked around later. Send us the drawings and we will price off them.

Can you put one over the rear extension?

Yes, and it is a common job here. A skylight over a rear extension turns the darkest part of the parlour floor into the brightest one. New openings start at $3,500 installed and include the framing, the curb and the flashing.

Which streets are you covering?

All of Carroll Gardens and Cobble Hill, 11231 and 11201, plus the adjoining blocks of Boerum Hill, Gowanus and Red Hook.

Do you offer financing?

Yes, through Wisetack. Checking what you qualify for is a soft pull and does not affect your credit score. All financing is subject to credit approval and your terms may vary. Nothing is added to your price for using it.
