Skylight Installation and Repair in Boerum Hill

Boerum Hill is built small. The houses on Dean, Bergen, Pacific and State are mostly two and three stories, many of them twenty feet wide or less, Greek Revival and Italianate, and the roofs are correspondingly tight. There is not a lot of spare roof between the parapet, the bulkhead and the neighbor, and that shapes what will actually fit.

On a narrow roof the honest answer is often a smaller unit set properly rather than the large one somebody sketched. We measure the rafter bays and the clear run between the parapet and the bulkhead first, then pick the unit. A replacement on a sound curb starts at $2,079 installed and a new opening starts at $3,500.

Much of the neighborhood is inside the Boerum Hill Historic District, and these are low buildings, so a roof here is more visible from the street than a roof in a five story block would be. That makes the profile of the unit matter. We settle the Landmarks side before anything is ordered.

Boerum Hill skylight questions

My roof is small. Is there even room for a skylight?

Almost always, but the size is set by the roof and not by the wish list. What matters is the clear run between the parapet and the bulkhead, the rafter spacing, and how close the neighboring wall sits. We measure all three before quoting so you are not sold a unit that has to be cut down later.

These houses are only two or three stories. Does that change anything?

Yes, in your favor on cost and against you on visibility. Access is easier and there is no hoisting to price in. But a low roof is seen from further down the block, so a raised unit shows, and in a historic district that matters. Flat and low is the safe profile here.

There is an old skylight over the stairs that was covered over. Can it be opened back up?

Often yes. Plenty of these houses had the stair skylight boarded, tarred or roofed straight over at some point, and the original opening and framing are still there under it. Opening one back up is usually cheaper than cutting new because the structure already exists. We can tell from the attic side whether yours is still intact.

Do I need a permit?

A like for like replacement on an existing curb normally does not need a Buildings permit. Cutting a new opening in the roof structure does, and anything in the historic district needs the Landmarks side settled first. Our NYC permits page sets out which is which.

What area is covered?

Boerum Hill and the blocks around it, Dean, Bergen, Pacific, State, Wyckoff and Hoyt, zip codes 11217 and 11201. We work the whole borough from our Gerritsen Avenue yard.

Do you offer financing on this?

Yes. We use Wisetack, which gives a real decision without a hard credit pull and takes about a minute on your phone. All financing is subject to credit approval and your terms may vary. Nothing is added to your price for using it.
