Brooklyn Heights was the first historic district designated in New York City, and it shows in every job here. The houses are Federal, Greek Revival and Italianate, some of them wood frame and older than almost anything else standing in Brooklyn, and the roofs are flat behind cornices and parapets. Nothing goes onto one of these roofs without thinking about what can be seen from the sidewalk first.
That is not a reason to avoid a skylight. It is a reason to plan one properly. A curb mounted unit set low behind a parapet on a rear roof is usually invisible from the street, and it is the same unit that keeps water out on any other flat roof. Replacement on a sound curb starts at $2,079 installed. A new opening starts at $3,500.
These are also old roofs, and the framing under them is old. We look at what the curb is sitting on before we quote, because on a house of this age the honest answer is sometimes that the curb has to be rebuilt first. We would rather tell you that at the estimate than halfway through the job.
Skylights go into landmark houses regularly. The test Landmarks applies is visibility from the street, so a low unit on a rear roof behind a parapet is a very different conversation from something on a visible front slope. We look at your roof and tell you which one you have before anything is ordered.
It changes what we check. Older frame houses in the Heights have framing and roof decks that have been repaired many times, so we look at what is actually holding the curb up before we quote a unit. Sometimes the curb needs rebuilding, and it is better to hear that at the estimate.
Yes. Access is the tightest part of working in the Heights, so we look at it before quoting rather than after. We have hoisted large units onto Brooklyn roofs with no rear yard access before and we will tell you plainly if a job needs a lift.
Yes. Licensed and insured, LIC# 2084179, and we produce certificates naming whoever the building requires. Many Heights buildings are co-ops, so this comes up on most jobs and it is not a delay for us.
