Fort Greene and Clinton Hill run from tight brownstone rows to the freestanding mansions on Clinton and Washington Avenues, which is a wider range of building than most Brooklyn neighborhoods give you in a few blocks. The row houses have flat roofs and the usual dark middle. The larger houses have complicated roofs with valleys, dormers and slopes that were built to be looked at.
On the flat roofs the answer is a curb mounted unit on a proper curb. On a pitched or slate slope it is a different unit with different flashing, and getting that choice wrong is the most common reason we get called back to somebody else's work. Replacement on a sound curb starts at $2,079 installed, and a new opening starts at $3,500.
Both neighborhoods carry historic districts and the mansions in particular are highly visible from the street, so the Landmarks question is real here and worth answering early. We look at the roof, tell you what is visible and what is not, and price the job that will actually get approved.
Yes, and it is a different unit and a different flashing detail from a flat roof. Slate and tile need the flashing woven into the covering properly rather than sealed on top of it. We size it to the rafter spacing so nothing structural has to be cut that should not be.
Not by itself. The test is whether the skylight can be seen from the street, and on a visible slope that is a real conversation while a flat rear roof behind a parapet usually is not. We tell you which one you have before you spend anything.
It is the single most common new opening we cut in these houses. The stair runs up the middle where there are no windows and a unit at the top of it drops daylight down through every floor. From $3,500 installed.

On a straight replacement, hours rather than days, and it is closed and watertight the same day. A new opening takes longer because the framing and the shaft below have to be built, normally two to three days.
