We are New York's original skylight specialists — a dedicated skylight company since 2005, not a roofer who also does skylights. That distinction is the whole point: skylights are all we do, every day, on every kind of New York roof. Licensed, insured, official VELUX dealer, and backed by a 10-Year No Leak Warranty.
| Service | What it involves |
|---|---|
| Skylight replacementfrom $2,079 installed | Your old unit out, a new complete skylight system in, reusing the existing curb where it is sound. Standard replacement labor is $1,600 — a published number, not a mystery. Full-unit replacement, or a dome or glass swap where the curb and flashing under it are sound. Acrylic domes → See pricing → |
| New skylight installationunit + labor from $3,500 | Cutting and framing a new opening, flashing the unit into your roof, and finishing the interior shaft so it looks like it was always there. Exact price confirmed in one free site visit. |
| Flat & low-slope roof installation | Curb-mounted units on an insulated curb, raised above ponding water and snow. This is most of New York City, and it is most of our work. |
| Pitched roof installation | Deck-mounted units with the correct step-flashing kit — always included in our quotes, and the single most common thing missing from a cheaper bid. |
| Venting & solar-powered skylights | Fresh air without an electrician. Solar venting units carry a rain sensor that closes them on their own, and include a shade and remote. |
| Sun tunnelsfrom $370 | Real daylight into hallways, closets and small baths where a full skylight cannot pass through the framing. Installed in a day. |
| Roof windows & attic conversions | In-reach opening units for converted top floors, with egress-rated sizes available. |
| Commercial & GC work | Ridge and hip systems, banks of units, smoke hatches, roof-access units, labor-only packages for general contractors. Commercial details → |
| Old steel pyramids & wire glass | The galvanized steel pyramid and hip skylights on New York's older schools, factories, lofts, warehouses and stair bulkheads. The frames rust from the inside out, the glazing putty goes hard and drops out, and the wire glass in them was never safety glass — the mesh holds the pieces together in a fire, it does not make the pane stronger, and it breaks into wired shards that cut badly. We take the whole assembly out and set a new thermally broken aluminum pyramid or ridge with tempered and laminated insulated glass on a rebuilt curb. Quoted after a site visit, because no two of these are the same size. |
| Walkable & structural glass | Engineered glass floors for terraces, roof decks and sidewalk vaults — a surface you can stand on that lights the space below. |
| Supply only | Buying the unit and installing it yourself, or you are a contractor who needs the right product fast. We quote any commercial or residential skylight from our vendor network. Supply-only → |
We measure the real opening, look at the roof and the ceiling below, and confirm what will fit. No charge, no obligation. You can get a head start with the Skylight Finder before we come out.
A line-item proposal with the actual unit, the actual labor, tax, and the warranty terms in writing. Every quote is subject to field inspection including actual measurements — and we say so on the document.
A replacement on an existing curb is typically one day. A new opening is one to two days. We protect the room below, and the roof is closed and watertight before we leave the site.
10-Year No Leak Warranty on the installation, 5-Year Labor Warranty, plus the manufacturer's warranty on the unit. If it leaks, we come back.
A straight replacement on an existing curb is usually a one-day job. Cutting a new opening runs one to two days depending on the framing and how much interior finish work the shaft needs. Sun tunnels go in inside a day.
Yes — and it is most of what we do. A flat or low-slope roof takes a curb-mounted unit on an insulated curb that sits above ponding water and snow. A deck-mounted unit on a flat roof is a leak waiting to happen, and anyone offering you one has not looked at your roof.
Yes. Landmark work is approval-first — we spec copper pan-flashed classics and custom units to match the building and pass review, then install once the approval is in hand.
New York LIC# 2084179, $5M general liability, and workers' compensation. We are an official VELUX dealer and a VELUX Trained & Approved installer, which matters for the manufacturer warranty on the unit.
