Recent skylight work
Sunset Park runs downhill to the water, and the housing runs with it. The limestone and brick rowhouses on the numbered streets are mostly two and three family, flat roofed, with a stair bulkhead and often an original skylight over the top landing. Below Third Avenue the neighborhood turns industrial, and the roofs turn into big commercial decks.
On the residential side the work is what it is across south Brooklyn: the curb under the old skylight has usually taken more water than the glass has. We open it, show you the condition, and quote the curb repair as its own line rather than folding it into the unit. A replacement on a sound curb starts at $2,079 installed and a new opening starts at $3,500.
On the industrial side, from Bush Terminal through the Industry City blocks, we do curb mounted units and banks of them, acrylic domes, and replacement glazing on existing commercial curbs. Lifts and hoisting get their own line on the proposal so you can see what the equipment costs.
It can change the code side. Egress, fire separation between units and what is allowed over a common stair are all worth settling before a unit is chosen, particularly if the skylight sits over the shared stairwell. We flag it at the measure rather than after the glass is on site.

In a two or three family that you own, you do. In a co-op or a condo the stair roof is normally common element, so the building does, even when the light only really reaches one unit. Our co-op and condo board page covers how those approvals usually run.
A straight replacement on a sound curb is normally a single day, often half of one. If the curb has to be rebuilt, add a day. We do not leave an open roof overnight, and if weather turns we dry it in and come back.
