Skylight Installation and Repair in Ditmas Park

Ditmas Park and Prospect Park South do not look like the rest of Brooklyn and they do not roof like it either. These are freestanding Victorian houses with steep pitched roofs, dormers, turrets and wraparound porches, and almost none of the flat roof assumptions that apply elsewhere in the borough apply here.

On a steep slope the unit is deck mounted with a factory flashing kit matched to the roof covering, sized to the rafter spacing. Done right it sits low and reads as part of the roof. Done wrong it is a permanent leak, and steep roofs are unforgiving about it. Replacement starts at $2,079 installed and a new opening starts at $3,500.

These houses have big attics and third floors that were built as servants' rooms and are now bedrooms and offices, which is where most of our work here ends up. A roof window on a slope opens wide enough to clean from inside and, on an attic conversion, can serve as the egress opening the code asks for. Much of this area is landmarked and the roofs are highly visible, so we work out the Landmarks side before anything is ordered.

What is the difference between a skylight and a roof window?

A roof window opens wide enough to reach through, so you can clean the outside from inside, and on an attic conversion it can serve as an egress opening. On a steep Victorian slope it is usually the better choice and it looks right on the roof.

My roof is slate. Can you still fit one?

Yes. Slate needs the flashing woven properly into the covering rather than sealed over the top of it, and it needs the right unit to begin with. That detail is the whole job on a slate roof and it is why these leak when they are done badly.

We are converting the attic. What do we need?

Usually light and often egress, and one roof window can do both. Bring us in before the ceilings close so the unit can be set between the rafters properly rather than worked around afterwards. Send drawings and we will price off them.

Are these blocks landmarked?

Much of Ditmas Park and Prospect Park South is, and on freestanding houses the roof is visible from every side, so the Landmarks question is real here rather than academic. We answer it before anything is ordered.
