Bay Ridge is a different roof from the brownstone belt. There are detached and semi-detached houses here with real pitched shingle roofs, limestone row houses with flat roofs behind them, and a good deal in between. That matters, because the unit that belongs on a pitched shingle roof is not the unit that belongs on a flat one, and putting the wrong one up is the most common cause of the leaks we get called to.
On a pitched roof a deck mounted unit with its factory flashing kit is usually right, sized to the rafter spacing so nothing structural gets cut that should not be. On a flat roof it is a curb mount on a proper curb. We look at the roof and tell you which you have. Replacement starts at $2,079 installed and a new opening starts at $3,500.
Bay Ridge is also where we do more sun tunnels than anywhere else in Brooklyn, because the houses have interior hallways, stairwells and windowless bathrooms that a full skylight cannot reach. A sun tunnel is a small hole in the roof and a reflective shaft, and it is far less work than framing a new opening.

Yes. Venting units come manual, electric or solar powered, and the solar ones close automatically when it starts to rain with no wiring to run through the roof. They are worth it over a kitchen or a bathroom where heat and moisture have nowhere else to go.
