Skylights for roofers, GCs and restoration contractors

You have a roof to finish and a hole in it. We supply the unit, or we come and set it, or we work out the custom piece with you before anybody orders anything. Thirty plus years of skylights in New York City, and we are set up to be easy to order from.

Most of our trade work comes from roofers who do not want to own the skylight, general contractors who need one line item taken off their plate, and restoration contractors replacing hundred year old steel and glass. We are licensed, insured and we carry our own crew, so nothing about this has to be improvised.

Three ways we work with the trade

Supply only. You pick the unit, we get it to the job. VELUX residential sizes are the everyday case and the sizes and unit prices are published on our skylight finder. Curb mount, deck mount, fixed, manual venting, solar venting, sun tunnels, and the flashing kit that goes with the roof you are actually on. If you tell us the roof type we will tell you which flashing kit you need, because that is the part that gets ordered wrong.

We install as your subcontractor. You keep the customer, we do the opening, the curb, the flashing and the unit, and we sign off on that part of the roof. This is the one roofers use most. You are not taking on a leak you did not build.

Custom and commercial. Steel, copper, terne coated stainless, acrylic dome, glass lantern, hip, ridge, barrel. Old galvanized frames and wired glass come out, a modern laminated assembly goes in. On anything custom we work the sizes and the material with you before a fabrication order goes anywhere, because a custom skylight that is a half inch off is not a return.

What we need to quote it

The curb measured outside to outside, or the rough opening if there is no curb yet. This is where most quotes go wrong. A VELUX FCM is sized to the outside of the curb it caps, not to the inside and not to the rough opening, so a curb measured on the wrong face puts you one size out.

Curb height from the finished roof surface. Eleven inches behaves differently from four.

Roof type, and be specific. Modified bitumen, EPDM, TPO, asphalt shingle, slate, tile, standing seam, or tin over board. The flashing follows from this.

Three photos. One from far enough back to see the unit and the roof around it, one straight down on the curb, and one of the inside if there is a shaft or a ceiling opening involved.

Access. Interior stair to a bulkhead, ladder only, or does something have to be hoisted. On a small residential unit this rarely changes the number. On anything over about six feet it changes everything.

Anything custom has to go out to fabrication for a price, so those take longer and we will tell you that up front rather than sit on it.

Paperwork, before you ask for it

We are a licensed New York City home improvement contractor and we carry general liability and workers compensation. We issue a certificate of insurance naming your company, the owner, and the building or managing agent if the job needs it, and we do it without three follow up emails. W-9 on request. On larger jobs we work to a purchase order with our standard terms, which are one third down, one third on delivery and one third on completion.

If the building is a co-op or a condo there is usually an alteration agreement behind the job. We deal with those constantly and there is a page on it at skylights for co-op and condo boards. Common questions from the trade

Will you sell me the skylight without doing the install?

Yes. Supply only is a normal order for us and a lot of roofers work that way. The unit and the flashing kit come from us, the labor is yours, and you can see the sizes and unit prices on the skylight finder before you call.

Can you install on a roof I am replacing, and who owns the leak after?

Yes, and that is the cleanest way to do it. We set the curb and the unit and tie into your roof at the flashing, and we stand behind the skylight and its flashing. The field of the roof stays yours. Doing both at once is cheaper for the customer than coming back later, because the tear off is already open.

How far out are you booking?

It moves with the season and with what is in stock, so call and we will give you a real date rather than a comfortable one. Stock VELUX residential sizes are the fast case. Custom fabrication is measured in weeks, not days, and the clock starts when the shop drawings are approved, not when the order is placed.

Do you work outside the five boroughs?

Yes. Long Island, Westchester and northern New Jersey are all regular work for us alongside Brooklyn, Queens, Manhattan, the Bronx and Staten Island.

The existing skylight is old galvanized steel with wire glass. What replaces it?

Usually a fabricated unit, because those frames were built to the opening and rarely match a stock size. Copper, terne coated stainless or stainless are the three that come up. Copper is traditional and lasts, but it is the most expensive and it will run and stain the masonry below it. Terne coated stainless weathers to an even grey, does not run, and costs less for the same service life. The wire glass gets replaced with a laminated assembly, which is what a current sloped glazing build wants.

One more thing worth checking on an old vented unit with a hood

If it sits over a stair shaft it may be a required smoke vent rather than a plain skylight. That changes what the replacement has to be and it changes the filing. Ask before you price it. Details are on the permits page.

What does a straightforward replacement run?

A replacement on a sound existing curb starts at $2,079 installed. Cutting a new opening where there was never one starts at $3,500 installed. Those are published on our pricing page along with the unit prices, which is more than most contractors will show anyone before a walkthrough.

Can you look at a drawing set?

Yes. Send the roof plan and the skylight details and we will tell you what is buildable, what the lead time looks like and where the spec is going to cause a problem on site. We would rather find it on paper.
