The West Village has the oldest houses in Manhattan. Federal brick from the 1820s and 1830s, wood frame houses that survived, and the Greek Revival and Italianate rows that followed, on small lots with roofs nobody has stood on in years. Skylights here are small, old and set on curbs that were built up over generations of roofing. Before a new unit goes on we check the curb, and on a lot of Village houses we rebuild it first, because a modern unit flashed onto a soft curb leaks again within a few winters.
The top floors are where the demand is. Under the pitched and mansard roofs on Bank, Charles, Perry and the surrounding streets are bedrooms and studios that get their only light from a skylight or a roof window. A roof window sits in the slope, opens for air and egress and reads as a window from inside. Where the roof is flat, a curb or deck mounted VELUX unit goes on the existing opening. Many of these houses are two and three family, so we schedule around the people living there.
The Greenwich Village historic district and its extensions cover nearly every block, so the LPC step comes before the DOB permit. A unit that cannot be seen from the street, which is most of them on these narrow streets, is a staff level Certificate of No Effect. A visible mansard is more involved and we tell you that up front. Replacement on a sound curb is $2,079 installed, a rebuilt curb is priced at the assessment, a new opening is $3,500 and a roof window starts at $904.

After the assessment, a replacement on the existing curb is one day of work. If the curb needs rebuilding it is usually two. We tell you which at the assessment, and the house is weathertight every night.
Yes. We size the new unit to the existing curb or order a custom size, and low profile deck mounted units sit close to the roof. The LPC review for a non visible unit does not require a match, but many owners want one and it is easy to do.
