Our best Manhattan work is here. At the Japanese Consulate, 4 East 67th Street, we installed a six unit VELUX ridge system, hoisted onto the roof and set as one run of glass over the top floor. That is the kind of job the Upper East Side asks for: houses in the 60s through the 90s that have been fully renovated, where the skylight is part of the architecture and the owner and the architect both want to see the spec before anything goes up.
The side street houses between Fifth and Third carry the same stair skylights as the rest of the belt, but far more of them have been through a full renovation, so the roof is often a terrace and the skylight sits in a walking surface. We supply and install walkable glass units for that, and we install standard curb and deck mounted VELUX units where the roof is just a roof. On the bigger renovations the architect runs the job, and we work the way an architect expects: drawings in, submittal package out, delivery date on the quote.
Carnegie Hill, Lenox Hill and the Upper East Side historic district cover most of these blocks, so the LPC step comes before the DOB permit. For a skylight that cannot be seen from the street it is a staff level Certificate of No Effect. Replacement on the existing curb is $2,079 installed and a new opening is $3,500. Custom ridge, hip and pyramid systems are quoted from drawings.

Yes, with a walkable glass unit rated for foot traffic, set flush in the terrace surface. We supply and install them. They are engineered pieces and are quoted from the opening size and the loads, not from a price list.
Dimensions, glazing makeup, U factor, finishes, weights and the flashing detail for the roof type, plus the manufacturer cut sheets. The same submittal package we give general contractors, so nothing has to be asked for twice.
Standard units go up through the house. Larger units and multi unit systems are hoisted from the street with a permit for the day. We arrange it and tell you the date. We have hoisted ten 400 pound modules onto a Manhattan roof in one day.
On most blocks, yes, because the Upper East Side, Carnegie Hill and several smaller historic districts cover them. A unit not visible from the street gets a staff level Certificate of No Effect. A unit visible from the street, or on a visible mansard, needs more review. We tell you which at the assessment.
