Tribeca and SoHo are the cast iron and masonry loft districts, and the top floors of those buildings sit under original industrial skylights: long pyramids, sawtooth runs and monitor skylights built for daylighting a factory floor a century ago. Most are steel framed and wired glass, and most leak. We have permitted and installed in Tribeca before, including 17 White Street, and we know how the DOB, the architect and the general contractor each fit into the job.
The work here is rarely a stock unit off the shelf. It is a modern unit sized to an old curb, a custom pyramid or ridge system where the architect wants the form kept, walkable glass set flush in a roof terrace, or a run of VELUX modular units over a full floor renovation. We supply and install, or supply only for a general contractor who has the roof open, with submittal ready specs, cut sheets, weights and the flashing detail for the roof type. Curbs, hoisting and scaffolding by others when that is how the GC has set up the job.
The Tribeca and SoHo Cast Iron historic districts cover nearly every block, so the LPC step comes before the DOB permit. A rooftop skylight that cannot be seen from the street is a staff level Certificate of No Effect. A standard replacement on a sound curb is $2,079 installed; custom, walkable and multi unit systems are quoted from drawings.

Yes. We supply VELUX and custom units with cut sheets, weights, glazing makeup and the flashing detail, and quote per unit labor if you want us to set them. Lead times are stated on the quote.
Yes. Walkable glass units rated for foot traffic set flush in the terrace surface. They are engineered from the opening size and the loads and quoted from drawings, not a price list.
