Chelsea is two buildings on one page. East of Ninth Avenue, the Chelsea Historic District is rows of 1840s to 1880s brick and brownstone houses on 20th, 21st and 22nd Streets with the same stair skylight as every rowhouse in the belt, and the same problem: it is the only daylight the middle of the house gets, and it is usually the oldest thing on the roof. West of Ninth, and along the side streets in the 20s, are loft conversions in former factories and warehouses with big industrial pyramid and sawtooth skylights over top floor apartments.
On the rowhouse, we replace on the existing curb from $2,079 installed, cut a new opening from $3,500 where a renovation wants light over a kitchen or a bath, and put a roof window into a pitched top floor from $904. On the loft, the original steel and wired glass pyramid is usually beyond repair and the fix is a modern unit on the old curb, sized to the opening, or a custom pyramid or ridge system where the architect wants the form kept. Both come with submittal ready specs for the architect.
The Chelsea Historic District and its extension are landmarked, and the west side loft blocks include the Gansevoort Market and West Chelsea districts. A skylight that cannot be seen from the street is a staff level Certificate of No Effect before the DOB permit, and we build it into the schedule. On the loft jobs the architect or general contractor usually runs the work, and we supply the unit with submittal ready specs and set it, or supply only when the GC has the roof open.

Almost always replace. The steel frame and wired glass are usually past the point where sealing lasts a season. A modern unit on the existing curb stops the leak and cuts the heat loss. If the architect wants the pyramid form kept, we quote a custom pyramid from drawings.
Drawings in, submittal package out: dimensions, glazing makeup, U factor, finishes, weights and the flashing detail, plus manufacturer cut sheets. We quote supply only or supply and install, and we put the lead time on the quote so the schedule is real.
Yes. A new opening cut through a flat extension roof is $3,500 installed, flashed into the existing membrane. A venting unit lets cooking heat out. In the Chelsea Historic District a rear extension roof is not visible from the street, so the LPC step is a staff level Certificate of No Effect.
Yes. Chelsea's rowhouse blocks and the west side loft districts are landmarked. For a skylight not visible from the street we prepare the Certificate of No Effect as part of the job, before the DOB permit.
Large and custom units are hoisted from the street with a permit for the day. We arrange it, and we tell you the date and the street closure ahead of time. Standard rowhouse units go up through the house.
