New York Skylight Installers replaces, installs and supplies skylights in Bronx houses, rowhouses and apartment buildings. Official VELUX dealer, LIC# 2084179, skylights only since 2005.
Riverdale is not built like the rest of the Bronx. It is freestanding houses on real land, Tudors and colonials and shingle houses from the 1910s through the 1950s, with steep roofs in slate, tile and asphalt rather than the flat roofs most of the borough runs on. That changes the job. A pitched roof takes a deck mounted unit with a step flashing kit, and the flashing is what decides whether it leaks, not the skylight. We have never replaced a deck mounted unit on a slope without the flashing kit and we never will.
The second thing about these houses is that the rooms under the roof are big. Attics converted into bedrooms and studies, back stairs with a skylight at the top, and additions with a shallow rear roof that was never lit. A roof window in the slope is $1,004 installed and it opens for air. A new opening cut, framed, flashed and finished inside is $3,850. A straight replacement on a curb that is still sound is $2,287 installed, and the $1,760 standard replacement labor is already inside that number.
Riverdale is also where the Landmarks question actually comes up in this borough. Parts of the neighborhood sit inside designated historic districts, Fieldston among them, and where a district applies the Landmarks step comes before the Buildings permit. We check which side of the line a house is on before anything is ordered rather than after, and the rules we work to are set out on our NYC permits and landmark rules page.
Leaking skylight in Riverdale? Start with a professional assessment from New York's original skylight specialists. Skylights are all we have done since 2005: licensed and insured (LIC# 2084179), VELUX Trained & Approved, an official VELUX dealer, 4.9 stars on Google, and a 10-Year No Leak Warranty on every unit we install. Roofers and handymen do skylights on the side; we are the specialists the roofers call. Water dripping from the skylight, a stain on the ceiling under it, a drip that only shows up in a heavy rain: none of that tells you what actually failed. We come out, find the real cause, and give you a straight answer and a price for the right fix, which is usually a new unit. Active leaks go to the front of the schedule. It depends on the block. Parts of Riverdale and Fieldston sit inside designated historic districts and parts do not, and the answer changes house by house. Where a district applies, the Landmarks step comes before the Buildings permit and visibility from the street is what drives it. We confirm which applies to your address before anything is ordered, not after.
Yes, and this is the part that separates a good install from a callback. The slate is lifted back rather than broken out, the unit is set on the deck, and a step flashing kit is woven in course by course so water runs over it instead of behind it. Slate is brittle and some pieces will not survive handling, so we expect to replace a few and we say that up front.
A roof window rather than a flat skylight. It sits in the slope, it opens for air, and in the right size it satisfies egress out of a converted room. It is $1,004 installed with the flashing kit included. A solar powered version opens on a remote with a rain sensor and needs no electrician.
Fog between the panes is a failed edge seal on the sealed glass unit, and no amount of sealing from outside fixes it because the water is inside the glass. Depending on the unit the glass can sometimes be changed on its own. Whether that is worth doing on a unit of that age is a judgement we make on the roof and we give you the honest answer either way.
Usually a ladder from the driveway or the yard, which these houses almost always have, and that is one of the few easy things about working up here compared with the rest of the city. We confirm access at the assessment so the crew is not working it out on the day.
No. There is no Bronx premium and no Riverdale premium. The published prices are the published prices and the roof decides the rest, which is what the free assessment is for.
