New York Skylight Installers replaces, installs and supplies skylights in Bronx houses, rowhouses and apartment buildings. Official VELUX dealer, LIC# 2084179, skylights only since 2005.
City Island does not look or behave like anywhere else in New York City. Wood frame houses and cottages, some of them well over a century old, pitched roofs, narrow lots, and a maritime village street pattern on a mile and a half of land surrounded by salt water. For skylight work the salt is the headline. Everything metal on a roof out here ages faster than the same detail on a block three miles inland, and that includes flashing, fasteners and the frames of older units.
Pitched frame roofs take a deck mounted unit with a step flashing kit woven into the courses, and on City Island that kit is not optional and never has been. Salt attacks the cheap substitute, a bead of sealant, long before it touches properly lapped metal. Where a unit has failed early out here it is usually the flashing that went first, which is why we look at the flashing before we look at the skylight. A replacement on a sound curb is $2,287 installed, a roof window in a slope for a converted attic is $1,004, and a new opening cut and framed is $3,850.
The other City Island job is the attic. A lot of these houses have a half storey under the roof that was turned into a bedroom or a workroom, often decades ago and often with no real daylight or ventilation. A roof window gives both, and in the right size it satisfies egress out of a converted room. A solar venting unit with a rain sensor at $2,100 is a sensible choice on a house where nobody wants to climb to close a skylight when the weather comes in off the water.
Leaking skylight in City Island? Start with a professional assessment from New York's original skylight specialists. Skylights are all we have done since 2005: licensed and insured (LIC# 2084179), VELUX Trained & Approved, an official VELUX dealer, 4.9 stars on Google, and a 10-Year No Leak Warranty on every unit we install. Roofers and handymen do skylights on the side; we are the specialists the roofers call. Water dripping from the skylight, a stain on the ceiling under it, a drip that only shows up in a heavy rain: none of that tells you what actually failed. We come out, find the real cause, and give you a straight answer and a price for the right fix, which is usually a new unit. Active leaks go to the front of the schedule. It shortens the life of the metal around it more than the unit itself. Flashing, fasteners and the frames of older steel and aluminium units all age faster out here. That is the argument for doing the flashing properly in lapped metal rather than relying on sealant, because sealant is the first thing the salt gets through.
Usually yes, and age is not the test, condition is. What matters is the framing above the ceiling and whether anything has been cut and never tied back. We look at that at the assessment and say plainly whether the roof can carry a new opening or whether the right move is to replace in the opening that already exists.
A roof window in the slope, $1,004 installed with the flashing kit. It brings in daylight from above, which no gable window can do, and it opens for air. In the right size it also satisfies egress out of a converted room, which is worth settling before the work rather than after.
A solar venting unit at $2,100. It opens and closes on a remote, it has a rain sensor that shuts it when rain starts, and it needs no wiring and no electrician. On an island where the weather arrives quickly that is the feature people actually use.
No. There is one bridge on and off and we plan around the traffic on it, same as we plan around a hoist permit in Manhattan. There is no island surcharge and no travel premium.
Yes. We sell units without labor and we will size check the order before it goes in, which is the step that prevents a unit arriving that does not fit the curb. The one thing to be clear about is that our 10 year No Leak Warranty covers our own installations and does not follow a unit somebody else installs.
