Skylight Replacement and Installation on the Grand Concourse

New York Skylight Installers replaces, installs and supplies skylights in Bronx houses, rowhouses and apartment buildings. Official VELUX dealer, LIC# 2084179, skylights only since 2005.

The Grand Concourse is apartment buildings, not houses, and that changes who we are talking to and what the paperwork looks like. Art Deco and pre war blocks from the 1920s and 1930s, six storeys, flat roofs, and glazing over the stair bulkhead or the top landing rather than over somebody's kitchen. The unit is usually small and the surround is usually the problem, and the decision is made by a board or a managing agent rather than by the person who has to walk under it.

On a building like this the skylight is a common element, so the job comes with a package rather than a handshake. We send a written scope, a certificate of insurance naming the building, the managing agent and the board as additional insureds, the license, product data, and a schedule. We also ask who holds the roof warranty before anything is cut, because opening a roof under an active manufacturer warranty can void it and nobody wants to discover that afterwards. Our co-op and condo board page sets out the whole package.

The work itself is usually a replacement on an existing curb at $2,287 installed, or a rebuilt curb priced at the assessment. Where a top floor apartment or a hallway has gone dark because the original opening was closed up, a new opening is $3,850. Where a stair needs air as well as light, a manual venting unit on a flat roof starts at $1,092 and a solar venting unit with a rain sensor and remote is $2,100, which on a bulkhead with no power nearby is usually the cheaper answer once an electrician is priced in.

Leaking skylight in the Grand Concourse? Start with a professional assessment from New York's original skylight specialists. Skylights are all we have done since 2005: licensed and insured (LIC# 2084179), VELUX Trained & Approved, an official VELUX dealer, 4.9 stars on Google, and a 10-Year No Leak Warranty on every unit we install. Roofers and handymen do skylights on the side; we are the specialists the roofers call. Water dripping from the skylight, a stain on the ceiling under it, a drip that only shows up in a heavy rain: none of that tells you what actually failed. We come out, find the real cause, and give you a straight answer and a price for the right fix, which is usually a new unit. Active leaks go to the front of the schedule. Grand Concourse skylight questions

Our Concourse building is a co-op. Who signs off on the skylight?

The board, and then the Department of Buildings where a permit is required. We give the board the whole package in one go, a written scope, a certificate of insurance naming the building, the managing agent and the board, the license, product data and a schedule, so it can go into a meeting without anybody chasing us for a missing document.

The skylight over the stair bulkhead leaks into the top landing. Is that the skylight or the roof?

Often neither on its own. Water travels along the framing and drops at the first obstruction, so a stain at the bulkhead can start several feet away. The timing tells you a great deal: during or just after rain points at a leak, and cold mornings that dry off as the day warms point at condensation instead. We separate the two before quoting anything.

Who pays when a bulkhead skylight has been failing for years?

That is usually the argument the board is having before we arrive. We settle it with photographs and a written description of what we actually found rather than by taking a side, which is what lets a board make a decision rather than keep arguing.

Is there power on the roof for a venting unit on a Concourse building?

Usually not near the bulkhead, which is why the solar venting unit at $2,100 tends to beat the manual one once the cost of running a circuit is counted. It opens on a remote, it has a rain sensor that closes it when the weather turns, and it needs no electrician.

Can you work on a Concourse roof while the building is occupied?

Yes, and that is the normal case. The opening is covered and weathertight at the end of every working day, the stair stays usable, and the crew works off the roof rather than through apartments wherever the access allows it.

Does opening the roof void the building's roof warranty?

It can, which is why we ask who holds it before anything is cut. Where there is an active manufacturer warranty we coordinate with the roofer or the manufacturer so the work is done in a way that keeps it intact, and if that is not possible we tell the board before the job rather than after.
