Skylight Replacement and Repair in Maspeth

Maspeth is semi detached and attached two family houses, frame and brick, on flat and low slope roofs, running from Grand Avenue down toward the Newtown Creek and the industrial edge. The houses are solid and most of them have been in the same family a long time, which means the skylight on the roof is frequently the one that went up in the 1970s or 1980s and has never been touched since.

What that usually means in practice is a plastic bubble dome, cracked, chalked and yellow, sitting on a wooden curb that has taken thirty years of weather. The dome gets blamed but the curb is normally the thing that has actually failed, and no amount of caulk around the top of a rotted curb will hold. Replacement on a sound curb is $2,079 installed. If the curb has gone it has to be rebuilt, and we price that after we have seen it rather than guessing at it over the phone.

A lot of Maspeth roofs have been coated at some point, silver or white, sometimes more than once. A coating does not stop a skylight going in, but it does change how the flashing has to be tied in, because the new membrane has to bond to something the coating will let it bond to. It is a detail worth getting right and it is the sort of thing that gets skipped.

Leaking skylight in Maspeth? Start with a professional assessment from New York's original skylight specialists. Skylights are all we have done since 2005: licensed and insured (LIC# 2084179), VELUX Trained & Approved, an official VELUX dealer, 4.9 stars on Google, and a 10-Year No Leak Warranty on every unit we install. Roofers and handymen do skylights on the side; we are the specialists the roofers call. Water dripping from the skylight, a stain on the ceiling under it, a drip that only shows up in a heavy rain: none of that tells you what actually failed. We come out, find the real cause, and give you a straight answer and a price for the right fix, which is usually a new unit. Active leaks go to the front of the schedule.

Maspeth skylight questions

Most Maspeth houses are two family. Where does the skylight usually go?

Over the top floor stair or the middle bath, because on a semi detached house those are the spaces with no window on any wall. On a flat roof it is a curb mounted glass unit on an insulated curb. Where the space is small, a sun tunnel from $370 does the same job for a good deal less.

Our roof was coated a few years ago. Can a skylight still go in?

Yes, but the coating changes how the flashing gets tied in, because the new membrane has to bond to a surface the coating will actually let it bond to. It is a detail that gets skipped and then shows up as a leak at the base of the curb two years later. We check what is on the roof before we start.

We have an old plastic dome that is cracked and yellow. What now?

Replace it, and look hard at the curb underneath while it is off. On a dome that age the curb has usually taken more weather than the dome has, and that is the part that is actually leaking. Acrylic yellows and crazes in sun over the years. Glass stays clear, is quieter in rain and insulates better, and we would steer you that way, but if you want acrylic back we will fit it.

Do you need to get into the house, or is it all done from the roof?

Both, but less inside than people expect. The unit, the curb and the flashing are roof work. Inside we need access to the ceiling opening and the shaft, and on a straightforward replacement that is open and closed the same day with the floor and the furniture covered.

What does a Maspeth skylight replacement cost?

From $2,079 installed where the curb is sound. That covers the unit, setting and sealing on the curb, taking the old one away, the water test and all the labour. A new opening where there was none is from $3,500. A rotted curb is extra and is priced once it has been looked at, never before.

Which parts of Maspeth do you cover?
