Skylight Replacement and Installation in Annadale

New York Skylight Installers replaces, installs and supplies skylights in Staten Island houses, cottages and additions. Official VELUX dealer, LIC# 2084179, skylights only since 2005.

Annadale is the south shore at its most suburban. Detached colonials, splits and high ranches on wider lots, most of them built from the late 1960s through the 1990s, with newer houses filling in since. The roofs are straightforward asphalt shingle at a normal pitch, and the skylights are mostly original to the house or from a 1990s kitchen or family room job. Which means a lot of them are now at the end of their lives at the same time as the roof is.

That overlap is the decision worth getting right here. If the roof is being replaced anyway, the skylight should be replaced with it, and not because anyone is upselling. The flashing kit that makes a skylight leak free is woven into the shingle courses around it. Putting a new roof on around a thirty year old unit means that unit is now the oldest thing on the roof, with new shingles lapped over its old flashing, and when it fails in a few years the new roof has to be opened up to deal with it.

The other half of it is who does the work and who stands behind it afterwards. A roofer flashing a skylight in is doing a skylight job between roofing jobs. We do skylights only, and we have done since 2005, so the flashing detail is the work rather than a detour from it. Where a roofer is doing the roof, the clean arrangement is that we set and flash the units and they roof up to us, and then each of us is answerable for our own part instead of arguing about a stain later.

On price, a replacement on a curb that is still sound is $2,287 installed and the $1,760 standard replacement labor is already in that number. A fixed unit on a pitched roof starts at $897 for the unit including the required step flashing kit. A roof window for a finished attic room starts at $1,004. If the kitchen or family room needs a new opening cut, framed, flashed and finished, that starts at $3,850.

Where a house has a bank of units rather than one, which is common on the cathedral ceilings in these family rooms, doing them together is cheaper than doing them one at a time, and that credit is shown on the face of the proposal. It comes off if the units are split across separate visits, because the cost it reflects is the one set up, one access and one day.

Leaking skylight in Annadale? Start with a professional assessment from New York's original skylight specialists. Skylights are all we have done since 2005: licensed and insured (LIC# 2084179), VELUX Trained & Approved, an official VELUX dealer, 4.9 stars on Google, and a 10-Year No Leak Warranty on every unit we install. Roofers and handymen do skylights on the side; we are the specialists the roofers call. Water dripping from the skylight, a stain on the ceiling under it, a drip that only shows up in a heavy rain: none of that tells you what actually failed. We come out, find the real cause, and give you a straight answer and a price for the right fix, which is usually a new unit. Active leaks go to the front of the schedule. Annadale skylight questions

We are having the roof done in Annadale. Should the skylights be replaced at the same time?

If they are anywhere near the end of their life, yes, and the reason is the flashing rather than the glass. The flashing kit is woven into the shingles around the unit, so a new roof laid around an old skylight leaves the oldest part of the roof sitting in the middle of the newest. When it goes, the new roof has to be opened up to get at it.

Can our roofer just install the skylight while they are up there?

They can, and some do it well. What we would say is that the flashing detail is the whole job on a skylight and it is a sideline on a roofing job. Where a roofer is doing the roof, the arrangement that works best is that we set and flash the units and they roof up to us. Then if anything ever shows, nobody is arguing about whose part it was.

How do you sequence it so the house is not open to the weather?

The opening is never left open overnight. On a replacement the old unit comes off and the new one goes in and is flashed the same day. Where a roof is being done at the same time we work to the roofer's stage, so the units go in as that slope is reached rather than ahead of it. That is agreed between us before anyone starts.

We have three skylights over the family room ceiling. Is it cheaper to do them together?

Yes, and the credit is printed on the face of the proposal so you can see exactly what it is. It reflects one set up, one access and one day rather than three of each. If the units end up split across separate visits the credit comes off, because the cost it was based on no longer applies.

Ours are from the 1990s and they are not leaking yet. Is there any point replacing them?

There is if the roof is coming off anyway, and there may be on comfort grounds either way. Units from that era are single pane or early double glazing and they lose a lot of heat in January and let a lot in during July, and the seals on them are at the age where fogging starts. If the roof is not being touched and they are dry and clear, there is no urgency and we will say so.

Is there a permit or landmark issue on the south shore?

Replacing an existing skylight in the same opening is maintenance and needs no Buildings permit. Cutting a new opening does, and that starts at $3,850. On landmarks the answer is decided by the address rather than the neighborhood, so we confirm yours before anything is ordered. Our NYC permits and landmark rules page covers what applies.
