New York Skylight Installers replaces, installs and supplies skylights in Staten Island houses, cottages and rowhouses. Official VELUX dealer, LIC# 2084179, skylights only since 2005.
Tottenville is the southern end of New York State and it still reads like the oystering and shipbuilding town it was. Wood frame houses and cottages from the late 1800s through the 1920s, a lot of one and a half and two storey roofs, mixed in with postwar infill and with houses that were rebuilt or raised after 2012. It is a small neighborhood with a wide range of roofs on it, which is why the assessment matters more here than almost anywhere on the island.
The pattern we see most in Tottenville is a newer roof with an older skylight on it. A house that was reroofed after a storm often had the skylight flashed back into the new work rather than replaced, so the shingles are ten years old and the unit on them is thirty. That is the one that starts leaking first, and the leak looks like a roof failure when it is not. A replacement on a sound curb is $2,287 installed and that includes the $1,760 standard replacement labor.
Houses that were elevated sit higher off the ground than they look, and that changes access before it changes anything else. A two storey house on a raised foundation is a three storey ladder set, and on a corner lot with wind off the Arthur Kill it is not a day to be improvising. We settle how the roof is reached at the assessment and price it honestly rather than finding out on the morning.
Salt air is the other thing this end of the island does to a roof. Everything metal ages faster here, which is the argument for lapped metal flashing that sheds water by shape rather than a bead of sealant that has to stay perfect to work. Sealant is a consumable at the shore. Flashing done properly is not.
On the half storey roofs a roof window in the slope is $1,004 installed and opens for air. A solar powered venting unit at $2,100 installed opens on a remote and closes itself on a rain sensor, which is worth the difference in a house where nobody wants to be climbing up when weather comes in off the water. A new opening cut, framed, flashed and finished inside is $3,850.
Leaking skylight in Tottenville? Start with a professional assessment from New York's original skylight specialists. Skylights are all we have done since 2005: licensed and insured (LIC# 2084179), VELUX Trained & Approved, an official VELUX dealer, 4.9 stars on Google, and a 10-Year No Leak Warranty on every unit we install. Roofers and handymen do skylights on the side; we are the specialists the roofers call. Water dripping from the skylight, a stain on the ceiling under it, a drip that only shows up in a heavy rain: none of that tells you what actually failed. We come out, find the real cause, and give you a straight answer and a price for the right fix, which is usually a new unit. Active leaks go to the front of the schedule. Because the skylight was almost certainly flashed back into the new roof rather than replaced with it. That is very common here after a storm reroof. The shingles are young and the unit on them is not, and the first thing to fail is the old unit and its seals. The leak reads as a roof problem but the roof is usually fine.
It shortens the life of everything metal, and that includes fasteners, cladding and any flashing that was relied on to be perfect. It is the reason we lap metal flashing so water is shed by shape rather than held back by sealant. Sealant at the shore is a consumable. Properly lapped flashing is not.
It changes the access, not the skylight. A two storey house on a raised foundation is effectively a three storey ladder set, and on an exposed lot that has to be planned rather than improvised. We work out how the roof is reached at the assessment and the price reflects it honestly.
Usually yes, and a roof window in the slope is the right unit for it rather than a flat skylight. It sits where you can see out of it, it opens for air, and the flashing kit is included in the $1,004 installed price. Framing in these older cottages is often irregular, so the exact position gets settled on site.
On an exposed roof near the water, the solar one. It is $2,100 installed, it opens on a remote, and it closes itself on a rain sensor when a squall comes in off the Kill, which a manual unit on a pole cannot do. The manual flat roof unit is $1,092 installed and is the right answer where the roof is easy to reach.
